Silicone Roof Coating: What You Need to Know

The roof of your house deteriorates with time due to the continuously changing weather. Eventually all these elements take a toll on your roof’s integrity. The reason why your roof deteriorates often depends upon the response rate of the roofing material towards the temperature change. Once your roof has exceeded its life span, it’s susceptible numerous issues like cracks, leaks and insulation problems.Get more news about Silicone Roofing Sealant, you can vist our website!

Being a property owner, there are several ways through which you can easily avoid these problems. Investing on silicone roof restoration is the best and most preferable way because silicone roofing is a high quality option. But still many people are unaware about this roof coating and its tremendous benefits. There are many benefits of silicone roof coating that property owners receive once it is applied.

A silicone roof coating is an individual silicone layer that is rolled, or sprayed as a liquid onto an active roof system, to repair cracks, blisters, and seams. The operation does not improve the insulation or inbuilt system, but it does increase protection level in the form of an extra layer, from the elements.

Generally, people aren’t aware of the services provided by silicone roof coatings after being installed, and how good they are. They provide safety from the elements, as coatings produce a smooth, waterproof, uniform sheet that checks leaks and withstands ponding water. These coatings are reflective, as they maintain the optimum room temperature and keep the roof cooler despite the sun’s rays.

There is also no need for roof deck alterations or any major structural modifications to be made, only a simple application of the silicone coating to an existing roof is required.
Roof Restoration
This technique is normally carried out using High Solids Silicone Coating. In this method, the silicone coating is directly applied by spraying or rolling over the existing roof surface. This system helps to repair the roof from leaks, rust, or other problems, and also provides durability to the roof by providing great protection from the elements.

Spray Foam Recoat
Foam must get protection from the sun in order to act as intended, and a general means to protect it is through the application of silicone coatings. This technique commonly utilizes Low Solids Silicone Coatings due to its ability to properly penetrate the depressions in the foam and require less coating. So, coating and recoating of foam roofs are considered as another big use of silicone coatings.
To clean a silicone roof coating, first get rid of all the accumulated deposits of dirt, leaves, and other debris and wet the surface with water. Now, apply a diluted solution of GacoWash (1-part GacoWash and 9 parts water) in an arc pattern with a Hudson type garden sprayer and let it soak for 10-15 minutes. Then, lightly scrub the areas of heavy dirt build-up with a soft bristle broom, thoroughly rinsing the surface of the roof with a hose or pressure washer.

Does Roof Coating Stop Leaks?
Yes. A silicone roof coating can stop leaks. Silicone can hold standing water for long periods of time, without leaking or degrading. If your building has several leaks, fixing them one by one can be cumbersome and expensive. Hence, a more straightforward solution would be applying a silicone coating to it, which provides a watertight warranty for at least 20 years.
